What You Should Know About Choosing a Lot

Before you buy your lot, it's wise to spend some time considering the ground on which it will stand. The perfect
location involves more than just an address - it's everything from the quality of the soil under your feet to the
view of the sunset from your back porch, but above all, we pay more attention to the buildability, we always ask
the following questions:

1.    Did you get a land survey?
2.    Did you do a visual inspection of the property?
3.    Did you know if sewer and water lines are available?
4.    Do you need to install a septic system? If yes, is the lot big enough, did you get the approval  from your
county health department?
5.    Do you need to dig a well? If yes, do you know how deep a well should be? Any approval needed?
5.    Did you check for utility lines?
6.    Have you had the soil tested? Any special treatment needed for the foundation?
7.    Did you determine how much fill removal or fill replacement is necessary?
8.    Did you determine the cost of removing all the large rocks and boulders?
9.    Did you determine the cost of clearing big trees?
10.  Is there proper drainage on the lot?
