We Build to Last
New Century Homes, Ltd. builds fine custom homes in central Ohio. We are highly experienced in
construction with combined experience of more than three decades and we are finely trained engineers
with advanced degrees (Ph.D., Master's) in foundation and structural engineering. In addition to using the
best materials we can find, we engineer each of our homes with higher safety coefficients than those
required by the ICC (International Code Council) code which covers the CABO (Council of American
Building Officials) code. Our home buyers can rest assured that they live in a safe and solid dream home.
We Charge Reasonable Fees
In addition to the quality we provide, we try very hard to keep our overhead low to make our custom homes
affordable. We charge competitive fees that are below typical builder's pricing in the industry. Basically we
provide two options to our home buyers: 1. Guaranteed Fixed Price construction, and 2. Fee-based
construction. The guaranteed fixed price construction is a more traditional way, we charge a fixed low
price to build the home based on the floor plans chosen by the home buyers and the detailed written
specifications developed by our home buyers and us, then the home buyers only need to wait for a quality
home to be delivered; The fee-based construction is the no "hidden" cost construction, to build the same
house, we provide the detailed spreadsheet outlining the estimated material and labor costs to build the
home and our administrative fees, everything is transparent to our home buyers, our home buyers know
exactly where the money goes and they can choose any features they want (of course, their budget must
allow). For the fee-based construction, our fee is based on the square footage of the living space and the
overall quality of the house, in the central Ohio area, our fee starts at $20 per square foot for a home with
a simple plan and ends at $30 per square foot for a luxury home with features like swimming pool, water
falls, heated marble floor, extensive custom trim work, fancy painting, stunning 24' high ceilings, truly
custom exterior curb appeals, to just name a few. We discuss the pros and cons of each construction
method with our home buyers and let our home buyers choose the most comfortable way to build. Either
way, as the builder, we will make sure a quality home is delivered and a "win-win" relationship is fostered
between our home buyers and us.
Our Customers Earn Instant Equity at Move-in
Today in central Ohio, a typical custom home builder that contracts with the homeowner to build a house of
3500 S.F. with the features listed would charge the home owner at least $480,000. This price is the
appraised value of the house. We will build the same house appraised at $480,000 and above for a cost of
$400,000 (assuming that you have a $50,000 lot and our fees are $350,000).You move in with at least
$80,000 instant equity.
But the instant equity is not the end, it's just the beginning to all the savings. To build a home appraised at
$480,000, a lending institution will provide a mortgage based on the appraised value of the home,
requiring a down payment of 20%. In our example of a home built by a typical builder, assuming a down
payment of 20%, you will need $96,000.
The same home appraised at $480,000 or more would cost $400,000 if you build with us. The down
payment needed by the homeowner would be 20% of $400,000, which is $80,000, so you save at least
$16,000 instantly even before you start.
Let's just use the equity of $80,000 to illustrate the savings to you:
1. It will save you $16,000 when you finance;
2. Assuming a 30-year mortgage rate at 6%, you can save $480 a month and you can save $172,800
when you pay off the house; and
3. It will strengthen your borrowing power to get better terms when you finance.
